A cleaning visit happens because something is scheduled. Property Care covers everything else: the storm, the slow week, the stretch between bookings when nobody is on site to catch a problem before it becomes an expensive one. Owners keep their own listings, their own bookings, and their own rent. Musketo provides the on-the-ground services and the record of them.
Cleaning is scheduled work. Something is booked, we show up, the house is ready. Property Care is the opposite: it exists for the weeks when nothing is scheduled, which is when nearly every expensive problem starts.
A photo report after every visit, dated, showing the condition of the property whether or not anything is wrong. Over a year that becomes a record: what the deck looked like in March, when the roof first showed wear, what the crawlspace looked like before the claim. That record is the part owners tell us they did not know they needed until they needed it.
It is also the reason Property Care pairs well with cleaning rather than replacing it. We are already coming up. The marginal cost of looking properly while we are here is small, and it is the difference between finding a problem in week one and finding it in week seven.
If you are on the mountain most weeks, or the property books solidly enough that someone is in it every few days, you probably do not need a tier. Say so and we will tell you that rather than sell you one. Property Care is for distance, not for anxiety.
Paying per action is straightforward and there is nothing wrong with it. You call, we come, we handle it, and you hear what happened. For an owner who needs somebody at the property twice a year that is the right answer, and we will tell you so rather than sell you a tier.
What it does not produce is a record. No dated note of what was found, no photograph of the condition before the repair, nothing filed anywhere. That costs nothing until the day it costs a great deal: an insurance claim, a dispute with a guest, or a contractor arguing the damage predated their work.
Two things a tier buys that cannot be bought afterwards. The first is being there before you knew to call, which is how a slow leak is found in week one instead of week seven. The second is the record itself. You cannot photograph the water heater before the leak once the leak has happened.
Each tier is priced per property. Select one to read exactly what it covers.
A scheduled check of a house that is empty most of the time. Every visit walks the interior, the exterior, and the grounds, tests the systems, and looks for the things that get expensive when they run unseen: a slow leak, a failed heater in January, pests, a blocked drain. A written record goes out the same day.
Storm checks after a named weather event and seasonal winterization scheduling are part of the tier. Vendor coordination, guest assistance, and dispatch are available as needed and billed per incident at the standard rates below.
Included in every tier: a dated written record of every visit and every call, what was found and what was done, with photographs, sent the same day and kept on file. Scheduled visits whether or not anything has happened. The incident types above bundled rather than billed one at a time.
Ask about Property WatchBuilt for a rental that already books well. Rather than paying a flat monthly rate for a house that is rarely empty, you pay for the checks that actually happen. When a gap opens between stays, the property gets walked and reported on. When the calendar is full, there is nothing to bill.
Turnovers are separate and priced at the VR Turnover rate. Gap Coverage is what happens on the nights in between.
Included in every tier: a dated written record of every visit and every call, what was found and what was done, with photographs, sent the same day and kept on file. Scheduled visits whether or not anything has happened. The incident types above bundled rather than billed one at a time.
Ask about VR Gap CoverageEverything in Property Watch at a higher visit cadence, plus the coordination work that otherwise lands on the owner. Vendors are scheduled, let in, and stayed with until the work is finished. Supplies and consumables are restocked to the property standard and billed at cost with no markup, separate from the monthly rate.
Included in every tier: a dated written record of every visit and every call, what was found and what was done, with photographs, sent the same day and kept on file. Scheduled visits whether or not anything has happened. The incident types above bundled rather than billed one at a time.
Ask about Full Property CareEverything in Full Property Care, plus one Signature Clean of the property every month and one Light Landscaping Touch: a leaf-blow, walkways cleared and a visual check of the irrigation. Built for an owner who wants the house watched, cleaned and tidy on one number rather than several.
Holiday dispatch is the one item never bundled here. It is billed at its own rate every time, on every tier.
Included in every tier: a dated written record of every visit and every call, what was found and what was done, with photographs, sent the same day and kept on file. Scheduled visits whether or not anything has happened. The incident types above bundled rather than billed one at a time.
Ask about All-In Property CareEvery item below is billed the same whether or not you hold a tier, except inside All-In. Select one to read what it includes.
These rates buy the visit and the work itself. Somebody attends, does what is needed, and tells you what happened. The written side, a dated record of what was found and what was done with photographs, filed and carried forward, is part of every Property Care tier.
A full walkthrough, inside and out: every door and window checked for security, HVAC tested, every plumbing fixture checked for leaks, and a visual check for pests and mold. You get a written summary and photos the same day. It is a visual inspection, not a repair call. If something needs fixing, we tell you and quote it separately.
Ask about thisTriggered by a named weather event, before or after. Ahead of a storm, we secure loose outdoor items and check that gutters and drains are not already blocked. After, a full walkthrough for roof, siding, window, and fencing damage, documented with photos and a call if anything needs your attention.
Ask about thisFull exterior prep before the first freeze: exposed pipe insulation checked and topped up, outdoor spigots and irrigation shut down, gutters cleared, and the property secured for the season. Work requiring a plumbing license, such as draining interior lines or winterizing a whole system, is coordinated with a licensed vendor rather than performed by Musketo directly.
Ask about thisWe schedule the vendor you have hired, let them in, and stay on site for the visit. The $59 covers our coordination and presence. The vendor's own invoice passes through at cost, with no markup. We do not evaluate whether the trade work itself was done correctly, which stays between you and the vendor, but you do not have to be the one standing there.
Ask about thisA rush drop-off of consumables you already stock at the property, such as paper goods, coffee, and cleaning supplies, brought over same day. Not a substitute for planning your regular restock, but there when a listing runs short two days before check-in. The goods themselves are billed at cost.
Ask about thisFor a guest issue during an active stay, such as a lockout, a question, or something not working. The first 30 minutes are covered whether by phone or on site, and every additional 30 minutes is billed in blocks. Standard hours are 8am to 5pm.
Ask about thisThe same response as Guest Assistance, outside the 8am to 5pm window. A flat rate regardless of how long the call runs.
Ask about thisResponse on a recognized holiday, billed at this rate every time. It is the one item that is never bundled into any tier, including All-In.
Ask about thisEvery emergency and off-schedule item is billed the same whether or not you hold a tier, except inside All-In. Total a typical month against these rates before deciding what fits.
All-In is priced per property, because it includes a Signature Clean every month and that clean costs more on a larger home. Tell me the bed and bath count and I will give you the figure for your house. If your monthly total regularly runs close to or past it, the tier is likely worth it. If it usually falls well under, per-incident billing or Full Property Care is the better fit.
One thing the arithmetic will not show you. Per-incident rates buy the action. A tier also buys the record of it, and the record is the part you cannot go back and create once you need it.
Property Care is easiest to price when we already know your property. Tell us what you are looking for and we will walk through the options. If you have more than one property, say so when you reach out and we will quote the set together.
